Recently, we’ve gained our accreditation to carry out fire door inspections. With changes to UK fire safety legislation coming into force this year, those responsible for any residential, commercial, or educational building will be required to review their fire safety precautions and procedures.
Why Fire Door checks should never be missed
As vital components to saving lives in the event of an emergency, fire doors are designed to withstand extreme heat and to act as a physical barrier to prevent the spread of flames. They keep escape routes accessible so occupants can reach safety and wait for help.
Regular checks ensure that the doors are operating properly and are fit for purpose to do their designated job in the event of a fire. These important checks deliver peace of mind, legal compliance, and most importantly, can save lives.
The new UK fire safety regulations were prompted by the Grenfell tragedy in 2017. Alongside the multitude of failings in the building’s design and infrastructure, one of the inquiries revealed that the fire doors were inadequate, due to a lack of inspection and maintenance. The inquiry noted that they did not act in the way that they should have, to prevent smoke and gases from spreading.

Who is responsible for organising a Fire Door inspection?
The Regulatory Reform (Fire Safety) Order places this obligation on the person responsible for the building – often the business owner, or building manager.
Only a competent and regulated inspection company should be ordered to carry out a fire door inspection.
How often should Fire Door checks be carried out?
As a guideline, the BS9999 recommends once every six months. However, the frequency can vary depending on the usage of the building.
The law requires:
- Quarterly checks on doors in communal areas
- Annual checks on flat entrance doors in buildings taller than 11 metres. Buildings subject to heavy traffic and wear and tear of doors, such as hospitals and schools should consider increasing the frequency of the checks
